Mortgage Rates Drop to Lowest Levels Since 2022 in Champaign County

MAHOMET, Ill. (prairiebuzz.com) — Mortgage rates have fallen to their lowest levels since 2022, providing welcome relief for homebuyers in Champaign County and across the region.

The benchmark rate for a 30-year mortgage has dropped below 6% this week, marking a significant decline from rates nearly a point higher at 6.7% just one year ago. Local realtors are calling this development encouraging news for the housing market.

“For buyers, it means better affordability for one, and for two, perhaps more inventory if sellers that have been holding on to their homes because of the rates that they have, if they finally decide to get off the fence and sell, then that would increase the inventory for the buyers too,” said Deana Gauze, a realtor with nearly 25 years of experience in the Champaign County market.

Gauze noted that while the historic low rates are positive, she’s uncertain how long they will last. She recommends that potential homebuyers take advantage of the current market conditions and start looking at properties now.

“I’m not sure how long this historic number will hold, so I recommend looking into homes now to take advantage,” Gauze advised.

The drop in mortgage rates comes as welcome news for both first-time homebuyers and those looking to refinance existing mortgages. Lower rates typically translate to lower monthly payments, making homeownership more accessible for many families in the region.

As spring approaches, which is traditionally a busy season for the real estate market, the timing of these lower rates could provide a boost to local home sales and help address some of the inventory challenges that have plagued the market in recent years.
